FAQs: Tenant Placement Services for Landlords
What is the difference between tenant placement and property management?
Tenant Placement: Tenant placement is a professional rental leasing service that helps self-managing landlords find, screen, and place qualified tenants in their rental properties. Our tenant placement service includes rental marketing, showing coordination, tenant screening, and lease preparation assistance. Tenant placement focuses on marketing the rental property, finding qualified tenants, screening applicants, and assisting with lease execution.
Property Management: Property management typically includes ongoing rent collection, maintenance coordination, inspections, vendor management, lease enforcement, and day-to-day landlord responsibilities after the tenant moves in.
Do I need to sign up for property management to use your tenant placement service?
No. Our tenant placement program is specifically designed for self-managing landlords who want professional assistance finding and screening prospective tenants without hiring a full-service property management company. Many rental property owners choose tenant placement because they want to maintain direct control over their investment property while outsourcing the leasing process.
Can you help me determine and set an appropriate rental price?
Yes. We evaluate current rental market conditions, nearby competing listings, neighborhood trends, property features, amenities, and comparable rented properties to help landlords understand current market rental prices. Proper pricing is one of the most important factors affecting tenant demand, vacancy periods, and leasing success. Landlords ultimately determine the asking rent for their rental property. However, properties priced significantly above current market value often experience fewer inquiries, fewer showings, longer vacancy periods, and increased carrying costs compared to competitively priced rentals.
Are there situations where you may decline a rental listing?
We may decline, discontinue, or choose not to renew the service when pricing, property condition, access limitations, legal concerns, association restrictions, or other factors materially affect the marketability of a rental property. Our goal is to focus our resources on rental listings that can be effectively marketed to qualified tenants.
Do you offer a tenant warranty?
We offer a tenant warranty* program on qualifying tenant placements, subject to the terms and conditions of our written agreement. The purpose of the program is to provide additional peace of mind to landlords when placing a tenant in their property.
Do you collect rental applications and communicate with prospective tenants?
Yes. We assist with responding to rental inquiries, coordinating showings, collecting rental applications, and facilitating communication throughout the tenant placement process. This helps landlords save time while maintaining a professional and organized leasing process.
Do you work with HOAs and gated communities?
Yes. We assist landlords with HOA-governed properties, gated communities, and association-managed rental properties. Additional association applications, approval requirements, interviews, fees, parking restrictions, and occupancy requirements may apply depending on the community. In gated communities landlords are responsible for ensuring reasonable access to the property for showings and other authorized visits. Communities with guard gates, call boxes, visitor registration systems, or other access restrictions may require additional coordination and can affect the marketing and showing process.
What types of rental properties do you work with?
We assist with a variety of residential rental properties, including single-family homes, condominiums, townhomes, villas, duplexes, and other residential investment properties.
What areas do you serve?
We provide tenant placement services throughout Lee County and surrounding Southwest Florida communities, including Fort Myers, Cape Coral, North Fort Myers, Lehigh Acres, Estero, Bonita Springs, and nearby areas. Service availability may vary depending on location, property type, and market conditions.
Do you provide home watch services, maintenance coordination, or property oversight?
No. Our tenant placement service does not include home watch, property inspections, package pickup, vendor access, repair coordination, contractor supervision, storm checks, maintenance management, or ongoing property oversight. Landlords remain responsible for maintaining the property and coordinating any service providers they may require.
What is your role after a tenant moves in?
Once the lease is signed and the tenant takes possession, ongoing property management responsibilities remain with the landlord unless separate arrangements are made. These responsibilities may include rent collection, maintenance requests, repairs, inspections, lease enforcement, and tenant communication.
